1. Trademark Disambiguation & Corporate Independence

Notice: InSite Estimating is an independent construction cost consulting and takeoff firm. We are not affiliated with, endorsed by, or sponsored by InSite Software, Inc., makers of InSite Elevation Pro, or any other software publisher.

2. Nature of Estimating as Decision-Support Only

Construction cost estimates, material quantity takeoffs, bill of quantities (BOQ), and budget models prepared by InSite Estimating are technical professional opinions and decision-support documents based upon two-dimensional architectural blueprints, structural engineering drawings, project manual specifications, and prevailing market intelligence provided at the time of calculation.

An estimate is an engineering projection, not a guaranteed contract price or financial warranty. Construction costs are inherently variable and are subject to numerous dynamic external factors, including but not limited to:

  • Unforeseen subsurface geotechnical conditions, underground utilities, or soil contamination.
  • Fluctuations in regional commodity material prices (e.g. lumber, structural steel, copper, asphalt, ready-mix concrete).
  • Local craft labor availability, union strikes, prevailing wage regulatory adjustments, and trade shortages.
  • Severe weather delays, seasonal disruptions, and environmental remediation requirements.
  • Architectural and engineering design changes, field change directives, and unreleased contract addenda.
  • Individual contractor productivity, site supervision efficiency, crew management, and equipment utilization.

3. Contractor Ultimate Responsibility for Submitted Tenders

The client (general contractor, subcontractor, developer, or builder) maintains sole, exclusive, and non-delegable responsibility for the final verification, pricing, markup, and submission of any commercial or residential bid proposal.

Before submitting a formal bid to an owner, architect, or general contractor, the client must independently review all takeoff quantities, verify local supplier cutoffs, confirm subcontractor coverage, and apply appropriate corporate overhead and profit margins. InSite Estimating does not enter into prime construction contracts and assumes no liability for contractor bidding losses, lost profits, or liquidated damages.

References to third-party software products, computer-aided design tools, and cost databases (including but not limited to Bluebeam Revu, PlanSwift, On-Screen Takeoff, STACK, CostX, Autodesk Revit, AutoCAD, Sage Estimating, and RSMeans) on this website or in our educational guides are provided strictly for technical context, comparative education, and informational purposes.

Unless specifically and explicitly identified as a physical branch office in formal correspondence, references to state or regional service markets (e.g. Texas, California, Florida, New York, Georgia, North Carolina) describe our capability to calibrate estimates to regional building codes, municipal energy standards, and local labor indices from our centralized consulting practice.
